Recently we went to a customer's rental property and found the shower drain p-trap was busted.  We advised the customer that we would have to break out  and replace the shower floor, remove and replace the p-trap and install a shower pan.  We never received approval.  We returned to the home for another issue and checked out the shower.  We found they only removed enough of the shower floor to remove the p-trap.  They replaced the p-trap with a 90 degree elbow.  Not only do they not have a functional shower pan to prevent leakage but, now they DO NOT have a water seal to prevent sewer odors (ie: methane) or critters from getting into the home.  They may have as well put out a welcome mat for rats, snakes, roaches, etc.  Call American Plumbing today!

Notice the height of the washing machine horizontal drain line?  It should be about 6" off the floor, allowing for a 32" washing machine drain riser.  Instead this washing machine horizontal drain line is about 2' off the floor, allowing for a 12" washing machine drain riser.  WAY TOO SHORT!  Sheetrock is blocking the view so, we cannot tell if there is a p-trap in place or not.  Unlikely though.  We advised the customer that since a washing machine discharges water mechanically, water is likely to flood the laundry room.  She advised us that she was over budget and could not correct the issue at this time.  WOW!  Pay us later!  Call American Plumbing today!
